LEASING NEW SPACE

Medical professionals usually have to make decisions based on longer lease terms.   These spaces require more detailed planning than the typical office or industrial lease.  The cost per square foot is usually high for medical spaces because of the plumbing, millwork and precise work environment.  We can help smooth out the process as we handle the time consuming tasks of  searching, and negotiating with the Landlord.  We can also help with the design, architecture, and the construction bidding process.  When it comes to financing, we have worked with many SBA and conventional lenders who can help with funds for finish-out and equipment purchases.

The photo above is of the dental offices of  Dr. Ken Kassabian.  We worked with Ken to help him locate his new dental offices in the Jester Village.  Jester Village is one block north of the intersection of 2222 and HWY 360.    The space was shell space which provided the ability to design a custom office from the slab up.  Ken worked with the architect to design a very functional and high tech space. 

PURCHASE

  

Dr. Jeff Zappalac had built both his practice and his building off of Spicewood Springs in Northwest Austin.  Jeff wanted to move his practice closer to his home in Westlake.   Dr. B. J. Meyers  was an associate with another dentist and was interested in investing in his own practice.  As it turned out B. J. lived less than a mile from Jeff's building.  It was perfect for his new practice. 

We are experienced in the space planning process and have experience working with Architects that specialize in dental spaces.  In the past We have worked with Don Leighton Burwell, The Architects Office, and Cornerstone Group Architects.  We are also familiar with dental equipment companies  like Sullivan Shine that provide design and equipment .

  

LEASE FINISH

These photos show the offices of  a dentist that we helped  negotiate a lease for in Northwest Austin. This office space was 2,000 square feet in size and planned out perfectly for a Dental Professional.  The suite was located on the corner of the building which allowed for five separate exam rooms, each with a window.  The rectangle nature of the space made the work flow very efficient.  Even the back corner of the space was perfect as this area had a reinforced concrete wall which worked well for the dental compressor and other equipment.  The concrete reduced the noise and provided an added level of safety.  Also the location of the suite directly across from the elevator provided great visibility.   

 

LEASING AN EXISTING DENTAL OFFICE

 

Dr. Shannon was looking for an existing Dental office that he could lease and move into quickly without having to invest a great deal of money.  He had been sharing an office with an associate and wanted to be conservative about the costs associated with starting a dental office from the ground floor up.  We worked with Dr. Shannon for several months exploring different options.   A space opened up in an office building located at Balcones and 2222.  The space location was central to Dr. Shannon's clients and  was an excellent fit for his practice.  He simply moved into the space with a minimal investment.

NEW DEVELOPMENT

We  are currently working with Dr. Stephen Sherwood on the purchase of his new dental office.  Dr. Sherwood has been practicing in a leased building for the last five years and saw the long term benefit of building equity in his own building.  He wanted a property that would provide the best possible space for the operation of his practice.  The location had to have good visibility and access.

In this particular case that product was on the drawing boards with a local developer. We were able to help with the purchase of his Medical Condo at the New Northwest Hills Medical complex located at Mopac and North Hills Drive in North Austin.   His new office is scheduled to open in January of 2006.
